While the property itself is decent, management was awful and shameful. Particularly condescending Amy. I was lied to and reported to a collection agency for owing rent Acerno Villas claims I owed because I didn't provide a 30-day notice to them that my lease was ending. My lease ended, I did not renew, I was never on month to month. They sent eviction papers to me for not paying rent for the month after the lease was up. This was not a matter of misunderstanding or miscommunication. T...view morehis is how they operate. Secondly, the tenants upstairs were drug users and sellers. The lease states such tenants will be evicted. I was lied to about this and had no choice but to live under drug pushers and users with a baby and fights because they were never evicted on grounds, according to Acerno, that the perpetrator was not the lease, his baby mama was. The man was taken to jail, and when released he came back to live at Acerno Villas. They knew all of this and did nothing. Meanwhile I, never late with rent and not running narcotics, remained a nervous wreck and, yes, scared to live there. What's a poor student to do? To summarize, they don't abide by the lease and follow some other rules regarding notices and drug activity on the property. I am in the process of seeking legal retribution. They have my money, damaged my credit, and knowingly allowed an unsafe living environment. Incredible. If you've got money for legal fees and think it'll be fun to take these people to court, you won't mind living here. Seriously. Otherwise it's an incredible hassle, not emotionally healthy, and a major headache.view less

I wouldn't even give this place a 1 star. We're at El Pueblo De Las Brisas. Between the fights that happen outside of our place, the children being hit by rocks, our fence being knocked down, car being keyed, lack of noise control, over population of roaches and spiders and inadequate management, I would NEVER stay here. My friend used to live here before they evicted her. She paid her rent on the 1st, and someone in the complex had stolen a check of hers and paid their rent with i...view moret as well, they cashed the 2nd check that was forged before cashing hers, which left her overdrawn, so when they tried to cash hers, the check bounced, she tried explaining what has happened and requested that they give her time to correct the problem...nope, evicted. Inconsiderate, Unreliable, Disrespectful, Rude, Filthy, Over Crowded, and probably whatever else you can toss in there.view less

Worst experience imaginable!!! Harmony Square Apts.

I have no idea where to begin, because absolutely nothing was pleasant about this place! From the day I moved in till right now, 6 months later, it has been non-stop construction! Conveniently enough they failed to mention a word of that when I was question them initially about the apartment. Every time I stop by the office they would say two more weeks, two more weeks. Mind you, this is not simple construction, this is jackhammers
...view more all day for weeks, foundation raising!!!, and to top it off having to live without water during the day for two whole months! Speaking of which it is off right now. I can not believe they are able to get away with this. Then when it comes to their own service, they too are less then pleasant. Packages must be picked up immediately or they get grouchy, rent check must be clearly labeled as to who you are, which apartment you live in, or they get grouchy, when you need something repaired and go in to tell them, which usually takes three reminders, GROUCHY! You would also be lucky to have them fix it within the next two weeks. As to what is broken, well let me see, upon moving in my fridge was not working, wasting fifty dollars in groceries, my stovetop did not work, the bathroom fan did not turn on resulting in steam everywhere, tub was clogged, and a whole circuit breaker was broken. Upon simply living, the air conditioning broke, in the dead heat of August taking two weeks before I even see a repairman, toilet broke, blah blah blah. As for the apartment itself, I am positive I could have built a better one. The new carpet is on top of the old one, the entire kitchen and living area is on one circuit resulting in no tv when the stove is on, no tv when microwave is on, no fan when microwave is on, etc. etc. Bath tub is not level which results in a sea of water on your floor each shower, hot/cold knobs switched in bathroom, half the outlets don't work, or are illogically run by a switch on the opposite side of the room. Also, the laundry ruins your clothes, I didn't bother past the first time not that I had a choice because whilst construction is ongoing, which is always, they are locked. Wow I am no where near done but I think you get the point, if you bothered to read this far, what is the matter with you, any apartment is better than this I assure you, do yourself a favor and pick something else.view less

I have my share of issues with...

I have my share of issues with my complex too believe me....but there is something that I do not think that people understand. I have an in-law who works for a different management company that has several properties. The management companies corporate offices are responsible for the finances of the properties on behalf of the owners. The staff that is at the properties (while they receive pay checks from the management company - because - do not forget - that the management co is h...view moreandling the properties funds) are not really their employees..they are the employees of the property owners. If something is not getting done at your property it is because the staff is either not doing their jobs or the property owners are not funding the management company with enough to cover all that ails these properties...It is a vicious cycle....that I for one wish they would figure out.view less

WORSE OF THE WORSE MANAGEMENT!!!

Stayed in one of Stout Properties for 2 years and had the worse experience ever. Had a long list of bad experience especially with their management...and still dealing with them now..my refund was supposed to be due 2 weeks after I moved out. came back from my short military deployment (30 days) and called them and it's still not ready. I was told to call back after a week, which I did, but was once again told to call back another week. Tried to contact Stout Management...to make the ...view moresituation worse, I was told by Stout to just call the apartment directly instead. Explained to her thagt I did called them a couple of times but nothing happen. I was put on hold for a couple of minutes, then still, NO HELP!!. we've been a great tenant for 2 year...but seems their management only listen when the end of the month comes...other than that..you wont get the service that you are expecting from this property. Again, I have a long list of complaint but if I write it down here, I might need the 4 pages. All I can say is, Stout Management or probably their properties too are not recommendable to anyone at all.view less

NIGHTMARE!!

This was certainly the worst place I ever lived. I only chose them because they offered us a very good deal to move in. Unfortunately, they tried to say that deal was a misunderstanding and that we didn't qualify for the first month free until after we moved in. After arguing with the manager, we were given the 1st month free. But that was only the beginning.

...view moreas never fixed after several complaints. The sink had a horrible rotten smell that we couldnt get rid of. After complaining, they acted as though it was no big deal. The problem was, we were WAY TOO NICE. We kept giving them time and accepting their stories and accepting them saying ""We'll get to it."" and ""We're so busy."" They said maintenance was backed up.

We also had a problem with our front door lock. It was VERY difficult to open and lock the door. Shortly after moving in, the key broke off int he lock and we had to call them to change the lock. WE COULDN""T LOCK OUR DOOR and we had to go to work. Guess what happened when we called them with this emergency?? They said they were busy and would ""Get to it soon."" I asked them when? I needed to go to work and we coudlnt wait around. The manager, Angela, got rude and sighed and acted like it was NOTHING! She said there was a list of things maintenance was doing and I wasn't at the top.After explaining to her that I was late for work and HAD to be there ASAP she still got rude but said she'd send someone soon. I left the apt with the door unlocked, pissed and praying no one would steal. The maint guy did fix it and I was able to leave work early for lunch to make sure everything was ok. However, I was totally disrespected and felt that the management didnt care at all about my safety or my property and was sick of their attitudes.

The last month of our lease we were without water for over a month. It was on the local news and were not reimbursed or compensated as they promised. Upon moving out, we were cleared with no damage to our apt but they said they lost paperwork on our deposit and we would not be recieving a refund on our $500 deposit!!

These people are totally shady and complete JERKS!! TOTALLY UNETHICAL!! I beg you to avoid ANY property run by Stout Management. They should be ashamed.

Worst experience of my life.

Not only did the only good staff member (Ashley) quit, but the rest were so bad you'd hang yourself before talking to them again. Every time I walked into there and saw people yelling at them I was like, wow, we'll never be those people.

How wrong I was. In the end, after piles upon piles of dead roaches, and live ones, no matter how clean the apartment was... We had to move out. The staff was extremely rude and attempted multiple fines which were ridiculous and they never told us a
...view morebout, and they even yelled at us as we were moving out.

The final thing they (The Manager of this specific branch of apartments) did was sit in a room for 30 minutes while we waited for them to print something out. They were talking on the phone, laughing and conversating the entire 30 minutes, and we were STILL polite after all of that. Then she accused us of calling her names, and yelled at us for a few minutes, and never did give us the print out we asked for.

Final Analysis of the Apartment and staff: Roaches, everywhere. Staff extremely rude, very unhelpful. Staff will attempt to swindle you out of every cent they can get. Maintenance tries to make it sound like your fault. Very unsafe, walking outside at night is a terrible feeling, even if you're only out to get to your car.
Parking is terrible, and multiple times in the year we lived there people's cars were broken into and hit with other cars in hit and runs. The management/staff did not help in ANY way.

Condition of the unit when we moved in was terrible, they left the ""cleaning dust"" or whatever it was on the carpet and WE had to vacuum it and it ruined our vacuum.

I truly wish that this was a joke, and I wish I was exaggerating, but I'm not. The place really is THIS bad.

If you plan on working for this company plan on substandard pay with no opportunity for advancement and a never ending increase of workload. I was not paid for overtime on three different occasions instead told to take of early to equal the difference, which never was allowed. I worked here for six months and never received a performance review or pay increase. I watched as supervisors used property money to buy personal tools and massive quantities of supply's that where never used or...view more returned to vendors for credit, Thus running the budget to the breaking point. They could not even finish the projects they had started. I feel for the investors and owners of the property's that this company manages. They took over management of our property over a year ago and it's gotten steadily worse. The latest is the last straw: there was a breakin and someone stole rent checks from the office. Did they notify us that our bank accounts may be compromised and to straighten it out amicably? NO. They sent EVERYONE IN THE 650+ UNIT COMPLEX ""5 DAY OR QUIT"" NOTICES. Because having people panic and run to the office to prove they paid their rent is so much more convenient for them than, oh, having...view more to call people, or leaving notices on the door to inform your bank of the possibility someone may have stolen your rent check and information.
