We have been here 3 years and ...

After multiple attempts to contact corporate about this horrible property along with its rude abrasive front staff (ERIN don’t let her fake first impression fool you) We result to a public WARNING: DO NOT MOVE INTO COLONIAL GRAND AT VALLEY RANCH!!!!! All of our issues with this individual have gone unresolved and unanswered by their cooperate department, no returned email, phone call, or written requests. Be sure to tour the whole property if you dare to waste your time here, especially the unlivable apartments on the back side that have begun collapsing on themselves. This has been the worst experience I have ever had with any company let alone one you are supposed to call home.



We have been here 3 years and this has been the worst last year of our life in what is supposed to be our home. This place is a joke, the cops were here on 3 separate instances sat June 15th. 2013. There is not enough parking causing it to be a tow-truck hotspot, plan to have a sticker on your car if it is not towed sometime during your stay here. Don't wast your TIME or MONEY, management wouldn't know what to do with either if you gave it to them.

This complex may look nice but...

This complex may look nice but there's soooo many issues you have to really live here to be able to appreciate them all!



1st - parking is a nighmare. Very few people in the complex are compassionate about the parking problem and most dont park in their garages to allow for guests to park in general parking. Not only do the residents park in handicap spots but in no parking zones and on the curb in the fire lane, the apartment complex absolutely DOES NOT enforce any parking rules. If you are expecting a guest, you have to run out and grab a parking spot when you find one and if its on the weekend or during the summer, you might as well forget it. It also doesnt help that the complex does not enforce and tow those cars that are "abandoned"



2nd - the management doesnt give a rats a$$ about the community and they dont enforce any of the rules that they make you agree to in the lease. People regularly have their trash out days ahead of trash day which is not only unsightly but also attracts wild animals and stinks! I've caught attitude from the management multiple times when trying to address the issues. Additionally, in the 3 years we have been here, there have been at least 4 management teams over the complex.



3rd - the maintenance is below par. Our downstairs A/C unit usually goes out at least once every summer and it usually takes 2 or 3 trips before its fixed until the next issue happens.



4th - they will charge you for EVERYTHING they possibly can.



5th - the foundations shift and the walls get cracks in them. You can call maintenace to fix them but usually you wind up with a really awful line of caulking where the line is (oh, and they dont even bother painting it!)



We're coming up on the end of our 3rd year lease and we will NOT be signing up for another one and I would not suggest considering this place if you are moving to the area. Check out Santa Fe Trail or any other complex nearby but steer clear of the Colonial Grand @ Valley Ranch.

If you’re reading this review, you’re obviously trying to be prudent about whether or not Colonial Grand at Valley Ranch is the right place for you. I’m honestly not trying to sway your decision one way or the other. I’m simply sharing my own personal firsthand experience in dealing with CG. Everyone has their own tolerance level of how much they will put up with. I can honestly say that I will put up with quite a bit before I reach my limit. With every bad situation I encounter, I try to find some reasonable level of understanding. For example, apparently the foundation on which these apartments were built is shifting, because you’ll eventually find long extended cracks that will begin to appear inside your apartment. The reason they’re not obvious when you move in is because they were well covered with plastering tape. So, once I noticed these cracks that began to appear and it was explained to me that the foundation in that area is what’s causing the cracks, I understood that and said OK it’s an act of nature. However, soon after moving in, it went from an act of nature to an act of negligence. When I moved in, it was in the winter of 2011 and I signed a 7 month lease for a 3 bedroom at $1450/month. At the time, a 7 month lease was offering the best leasing rate. Well, little did I know that heating system didn’t work worth a damn, the water didn’t get hot, there were leaks in both bathrooms and the water pressure was really lacking. I had to call maintenance out several times about these issues and others several times. The heating issue was never resolved; I had to buy space heaters to keep warm! Well, since the heating wasn’t working properly, the unit constantly ran and I got a big surprise when I received my gas bill! This issue carried over into the spring and summer when I ran the cooling, the unit would constantly run and my electric bill for 1 MONTH was more than $700!



There’s very little courtesy and/or appreciation for the residents. I’ve gone into the office on several occasions, during business hours, and have waited for 15 minutes or more and no one around. I went in once and I didn’t see anyone in the office, but I could see a person through the blinds in one of the offices. So, after waiting for about 15 minutes, I decided to knock on the door of the office I could see someone in and there was no response. I figured, maybe they didn’t hear me, so I knocked again a little harder and still no response. Now, I’m getting a little frustrated about how rude and inconsiderate this person is being. In the least, acknowledge that you hear me knocking and say something. So, I finally decided to knock again even harder and she then decided to respond, saying I’m not on the clock you’re going to have to wait for someone in the office to return. By now, I’ve now wasted 30 minutes of my time, so I left.



The final straw was around the 4 month period of having lived there, I get a letter reminding me that my renewal period was coming up. This letter listed my leasing rate options and I kid you not, the lowest rate listed in this letter was almost $1800! YEP, my rent was going up by almost 25%! I said enough is enough and I made the best decision for my own sanity and moved out with the quickness!



So, as I said in the beginning of this letter, I’m not trying to sway you one way or the other. Just be aware of what surprises await you around the corner if you decide to move in…good luck with your search..
