My property manager Casey Paet saved my building. My previous property management company was horrible at fixing my building and didn't use our maintenance fee's properly. Before cadmus we needed serious repair to our walkways, spalling and roofing and landscaping. When casey took over he got everything repaired and the best part is he did all this with out raising our maintenance fee's super crazy like Hawaiiana did to us. At my last annual board meeting I had a few questions that the board members could just not answer and to my surprise the president of Cadmus was at the meeting and took me aside to answer my question and guide me through my problem. I was very surprised that 1) the president was at the annual meeting and 2) that he and my property manager Chea made sure I was satisfied and personally taken care of. Cadmus was very accommodating when the unit above mine started flooding. The receptionist was able to help me right away and got Adept Plumbing out to my condo in an hour. My property manager also made sure everything was ok and followed up a few days later to check on our situation. I really appreciate the service! Cadmus saved our Condo from highway robbers.
I am board of director for a high rise condo in Waikiki. I have been on the board since 2005. My condo was previously managed by Hawaii First Inc. who was slowly bleeding and in my opinion stealing from our reserves. After looking at the other large companies we decided to go with a smaller company to get more service. I am happy we did. In the first year Cadmus was able to save our association $120,000.00. I was a condo/homeowner for nearly 5 years in a building that Cadmus ""managed"". I paid my monthly Cadmus bill early every time. \r
What we got in exchange from Cadmus was appalling. When complaints arose (insane, drug using, noisy building occupants; unsafe conditions like broken door locks) our assigned representative (Casey) never called back. In fact, I called every single number and left msgs on everyone's voice mail, and no one could figure out how to call back (giving them...view more the benefit of the doubt, maybe they don't know how to use telephones). Since the Paet family runs the business, I quickly found out that complaining to the Senior Paet was worthless because he would just protect his son. \r
The worst was that Cadmus refused to mediate an issue whereby an upstairs neighbor's leaking toilet caused thousands of $$$ damage to the building and our wall, but Cadmus wouldn't call the owner, talk to the owner, nothing, on our behalf. The people who fixed our wall were wonderful to work with and sent the bill to Cadmus, WHO NEVER PAID, AND NEVER FORWARDED THE BILL TO US, resulting in late fees. \r
The one star that Cadmus received from me is because they hired a great firefighter to keep up the building. That firefighter could've earned Cadmus 5 stars, except Cadmus management earned a negative number of stars.view less

Please drive by in Mililani on Meheula Parkway on the way to Safeway and just see for yourself! The properties stand out by trimming their trees into tall ugly stumps with no branches or leaves.\r
They over spent on fixing all our fences and gave our money their fire fighter friends who only fix the fences on their days off which are rare. Fence repair has been going for years and still not complete....view more They should have hired people who do fences for a living.\r
They do not run the sprinklers to cut down on lawn maintenance fees which has the grass and plants dying in many places. Just come by and look at all the patches of dirt with no grass.\r
They also took out the playground in the common area never to replace it.\r
The sidewalks are cracked and uneven. I watched one pregnant tennent trip and fall do due the uneven sidewalk. They have since moved away.\r
Do you best never to use them. Not sure why we pay over $400. The landscaping here has to be the worst in Mililani.view less

This property management company ranks very poor all aspects of a property management company. No services provided toward tenants. Very quick to fine tenants on any violation possible. Very poor communication practices to reach property tenants. Find someone else if you care about where you live or the property that you own.

They have been very cold and short with any question or concerns since we gave them notice. At our last AOAO meeting scheduled with Cadmus, they did nothing other than let us use their furniture and room to hold a meeting (dirty little office).
