Incredible Place! Incredible Management!



This is like a piece of heaven in Paradise!

The Waterfront has everything you need to live extremely well! Lots of Space, Security, Safe private beaches, Tennis/Basketball/Volleyball courts, Fitness Center, Great Houses, Great Neighbors, Elementary School, Safe Roads, Barbecue, Cabanas, the list goes on and on.

But what's REALLY special about the Waterfront, is the Extreme Management Team! These folks are beyond the best I have ever dealt with - and I have rented many times across the world! The Management team will work with you and your specific needs. The Maintenance team is phenomenal! They respond quickly, fix it, and there's no need to explain or worry about anything! There is a great Spirit of Aloha with the Carmel Folks, and I am so grateful for my experience here at the Waterfront.

Most definitely a jewel of a place!

Overall

This is a comment about Melissa Martinez, she is awesome! Very professional and very patient. We ultimately made our decision to call The Waterfront our home because of the great customer service she gave. Thank you so much for helping my wife & I each time we needed to see all the different floor plans, the back and forth taking measurements, answering all our questions. It made it very easy to call The Waterfront at Puuloa our new home but it was hard for us deciding which floor plan to choose because each of garden style units and the town home unit Melissa showed us was renovated so beautifully with the light or dark laminate wood floors, new white or oak cabinets, new beige or dark grey durable countertops with energy efficient ceiling fans throughout the garden style units and central air in the town homes. What is also great for us is , there's so much to do here, our children love the beach. When we came to our appointment at the leasing office, they had outside activities for the children with bouncy houses and food trucks. I am looking forward to the farmers market every Wednesday and taking my dog to the nearby dog park. There is a an elementary school, gym, lagoon, walking trail, playgrounds, soccer, basket ball court in the community and a Shoppette for us military residents. I am so excited to call this home nothing beats feeling secure with security at the entrance, we were pleasantly surprised at how spacious the homes are. The model homes are amazing, seeing them fully furnished gives you insight on how to place furniture and confirms just how spacious the homes really are. I'm so glad that I have this beautiful beach in walking distance, there are many huge charcoal grills with seating areas and covered pavilion around the beach and covered seating on the beach. The grass is manicured throughout the community. I had great experiences each time I went to the leasing office, the staff is very attentive and courteous and made us feel appreciated. I want to especially thank Melissa Martinez again for demonstrating positive energy each time, we are very impressed by her professionalism. Our house hunting have been extensive and through it all, this is the one and only place that have all the amenities and terrific customer service and we feel really good about calling the waterfront at Puuloa our new home.

So-So... Can't wait to move out...

You think you're getting a bargain at the 3Bedroom 2Bathroom for 1700 price.. Right? Wrong.

TONS of bugs--everywhere. We have gotten the house terminated twice in a year and we have ants EVERYWHERE! Tons of antbites every day. Seriously, every day. Carpenter bees hang out in the front of the house, digging holes in the walls--This has been sprayed by the maintenance staff before as well and two weeks later the bees returned.

We paid to get our grass cut. Good luck having them cut it with accuracy and on-time. EVERY MONTH I would have to call TWICE to have the grass cut because they would skip over our house--and they refused to give us a credit or refund of our $60/month for the fees.

Air conditioning-- the walls are so THIN that you can get the best A/C with the best BTUs (the waterfront has a policy with a limit on power) and the air will go about two inches in front of you and get sucked back out from the walls being so thin.

THE SILLY POLICIES:
We decided to move down the street to a larger house (with central A/C) once our lease was up. Guess what? The manager has a POLICY AGAINST current residents transferring to different homes. How ridiculous is that?! So we are moving to a different complex because living in a place with obtuse policies like that isn't worth our time and hard-earned money.

The houses were built in the '60s I believe, so expect ugly tile flooring (vinyl) and broken appliances/doors. Call maintenance and they won't really fix it. They will put a piece of plywood over it and nail it in. Serioulsy? Oh, and each year you renew your lease, expect rent to increase.

The good
*the gym is nice
*the beach is close
*it's a clean neighborhood
*it has a good atmosphere

My advice:
Go around the neighborhood and look at the houses--really LOOK at them. Notice all the tall grass, bulk furniture and ugly exteriors. Don't let them fool you by showing you their model homes. Trust me. (we did actually see two dead cockroaches in one of the model homes, though. ew)
