Booked an appointment to view a property and the agent showed up a few minutes late which would have been ok if he had the Keyes to show the property. Had to wait a total.of 30 minutes just to see the property. To add insult to injury another person showed up and that is who the second agent acknowledged...

I do not know how this company...

This company is a RIP OFF! I do not know how this company operates on the side of the homeowner but I would highly recommend NOT using this company if you are a renter in search of a rental home. When we moved in the home was infested with ants and electrical outlets didn't work. Several times the repair man had to come out and fix things. When we moved out we cleared everything out of the home except for some items that were left behind in the garage. The home needed painting, carpet cleaning and grass seed laid where we had a Walmart pool set up in the backyard. We put grass seed in a few weeks before we left. All homes need painting and carpet shampooing when a renter moves out so it is expected that those items would be done anytime a new renter is going to move in. It was normal wear and tear. We paid a $1700 deposit and not only did they withhold the entire amount but they tried to charge us $1K over and above the deposit that they withheld! This company is appalling! When I emailed them back about these items being normal wear and tear they also started claiming that items were broken that were certainly not broken when we left. While we were there the shower started falling apart at the wall and we had to call them to come fix it. They had to replace the entire shower wall. In my opinion I feel as though they created overly excessive charges and claimed damages in order to try and get us to recoup the money they had to spend on the shower. Now they are sending us to collections because I refuse to pay. This company is fraudulently trying to get money from their rental customers. BEWARE!

One more thing...for those of you who rented and left positive reviews...I would recommend you revisit your review after you move out. Your experience will likely not be as pleasant.

Advice to renters: ALWAYS take date stamped pictures of all rooms when you move out and leave the home!

Overall
deposit refusal

The managment company has 21 days from the time you do the move out inspection. Otherwise there are severe penalties to the company. I would get a hold of California fair housing and talk to one of the people there to file a complaint. Unless there are circumstances that I am not aware of, you have every right to the deposit. You might also try legal aid. I cannot understand why they would hold the deposit, I would assume they would know of all the legal problems they are getting themselves into.

Wish you best luck.

Different Opinion

I am currently renting a duplex from Realty RoundUp, but will be moving shortly. During my stay they have been responsive to all problems at our home and quick to get in touch with us or fix it. Because of this I am confident (and hopeful!) that they will as fair and professional during our move-out process.

Be careful

We rented a property from Realty Round Up for 18 months and paid every month on time. The property went into foreclosure and we left the property in excellent condition. Realty Round Up will not return our deposit.

The Olson's did not receive their full deposit back since they vacated without giving a 30 day notice. So we had to hold out 27 days of rent that they owed out of their security deposit plus the water bill they owed. Property was posted with notice of foreclosure, but owner still owned property until July of that year, they move in Febuary.
