We moved in Sept 2015, moved out Dec 2017. I'm honestly not sure how many maintenance "companies" they have gone through since we lived there. I have 2 major compliants. The time it took for them to respond to maintenance requests and fix the issues just in the last year and a half were very ridiculous. I put in a work order that our toilet that was leaking water from the bottom and long story short 3 almost 4 weeks later I got a call back asking if someone had been out to look at it yet. My other compliant is the move out fees we just recently received. Please review lease closely, this was our mistake for not catching the adjustment made to the 2017 lease, but basically it said we would pay for a rekey fee whether we turned in the keys or not when in the 15' & 16' lease it simply stated as long as we turned in the keys, we wouldn't be charged.
For 2 sets of blinds, 2 sets of window screens, and a sink sprayer they are trying to charge us $395 for labor and material cost. And of course we were charged a $200 cleaning fee cause what the heck just add it to the money we owe them. Coincidentally, and I'm sure it's not actually a crime, but the same maintenance company has a side cleaning service business so how fortunate for them. Not even a reputable company. I go to Google them, non-existent, then call and the lady doesn't even answer to the business name, just says hello. I'm sure it's the maintenance crews wife or something. There's 2 sides to every story but bottom line they are scammers. Please consider a different agency when it comes to rental property.

Wouldn't use em. Communication is next to non-existent, unless you owe them money. Was impressed when we moved in. Moving out was a completely different story. Won't stand up to their own contract. Last impressions last a life time.

We are deeply disappointed wit...

We are deeply disappointed with what was an ongoing frustration that we had with ERA Chappell and Associates in Clarksville, TN. I originally signed over the management of my property to ERA Chappell and Associates in November 2008 as I was heading out the door for deployment to Afghanistan. Over the past 12 months (from September 2009 to September 2010) my family and I have yet to experience the professionalism and dedication to military veterans which this company claims. We tried working with the ERA Chappell and Associates property management staff and even the owner with the result being an ever declining quality of service, resulting in unpaid damages to our personnel investment, and the tenants being equally frustrated to the point of moving out of the house. I believe this was more than enough time to try working with a company, but in the end we were force to terminate with ERA Chappell and Associates and pay over $1,200 out of pocket for repairs and labor needed for the residence to bring it back up to rentable quality. Below are the legal obligations that were in our contract that this company failed to uphold on multiple occasions.

(1) Failure to use diligence in managing my property and investment; there was a constant lack on initiative.
(2) Failure to manage my property while I am deployed. Despite clear guidance that they needed to contact my care taker while I was deployed, they constantly lost their phone number and left maintenance fall by the wayside.
(3) Failure to regularly communicate with myself and the tenants with both parties being completely frustrated.
(4) Failure to be truthful and/or knowledgeable about the condition of my property and investment. On more than one occasion I was told false information on the condition of the property. I would have to look at the property myself for the truth of what had and hadn’t been done. It was evident that they did not check up on the property on a regular basis.
(5) Failure to coordinate full access to the property for pest control services (which I was paying for).
(6) Failure to ensure work and maintenance was complete on schedule. We were even charged for work and maintenance before it was completed. They never realized their mistakes until I brought it to their attention multiple times.
(7) Failure to conduct a proper walk through between tenants resulting in damages not paid for. There were obvious damages to the property that should have been repaired by tenant’s security deposit.
(8) Failure to change locks between tenants as stated in the contract. Over the two years I used ERA Chappell and Associates, the locks were never changed in between tenants as stated in our contact.
(9) Failure to collect full rent due from the tenants and failure to withhold security deposit from tenants until the rent was paid.

The neglect in management and lack of holding the tenants responsible for the condition of the property are directly responsible for the property's poor condition. We have tried to resolve these issues with the management staff and the owner. However, the result has been a continual disappointment with us still waiting on the $685 check for lost rent and maintenance refunds. This money can easily be covered by the tenant’s security deposit since the tenants forfeited it for not paying rent. However, we have seen no such check, and ERA has yet to provide an itemized break down of where the $1,050 security deposit went to if it did not go to either the previous tenants or the owner.
Finally, the more research I do on this company the more complaints and negative experience I find on them with military and non-military families. We have filled a formal complaint with (1) the Better Business Bureau (Which ERA is choosing to ignore their inquiry), (2) the Ft Campbell housing office and (3) other notable real estate organizations. I encourage you to do the same if you have had a similar experience as we have.

This business doesn't even deserve a star. They have the worst customer service in the history. One particular individual Debbie has poor communication. I dealt with them for a year and few a months and they are nothing but a headache. I don't usually complain but I can't help and say nothing good about this property manager. They took our entire deposit $1350 and tries to charge us more and the lady whom we have been talking didn't have the guts to tell us the issue. I HIGHLY DON'T recommend this company to anyone. I would for anyone to go through what I have been to with them this company

Have had this management company for over two years. In the beginning, I was charged for things like painting and maintenance after it was completed and without my consent for the work to be done. The work was completed by family members of ERA staff (incredibly unethical). I rarely hear from them (only once in the last 18 months). I have coordinated much with the tenants in my house myself. Will be cutting ties with them as soon as possible.

ERA is managing my home and they have been absolutely wonderful. They are always very professional and courteous. I moved last summer and their staff was so helpful with the process of setting up my house as a rental in addition with constant communication with me. Since I had never rented a home I owned previously, I had lots of questions about the process. They were always quick to return my calls and assist me with all of my questions. In addition when we have an appliance in the home that needed to be replaced, they coordinated everything for me and had it replaced quickly for my tenants. It is definitely a piece of mind for me to know that they are managing my property. Give them a call. You will not be disappointed.

Absolutely horrible. although the people seem nice they are completely unprofessional. You can hear the staff talking about each other and clients in a bad way. They never do what they say they are going to when they say they will. I constantly had to ask them for information which they would never give, even when I would call multiple times a day. Then the receptionist would get snooty with me even though I was being professional. They also never seem to know where paperwork is, and I even think they've forged papers just so they don't have to be liable for their screw ups. DO NOT USE THEM!

Let me tell you about how we lost our house due to Mr. Chappell.



We gave our property to Era chappell& assoc to have a secure property management company that would take care of our first house while we relocated. That was the beginning of sep. 2011. The property manager ( Larry Chappell's son ) didn't give accurate information on the website and didn't have much interest renting the property out, It was a hassle to reach him and when we did get him or his father on the phone we received excuses and the promise of a call back which never came. December 2011 he finally found someone, we were happy till our tenants did not pay anymore, which was just 2 month later. we called and called, couldnt reach anyone or got lame excuses like, our bank is slow and what not! Suddenly we had a new property manager, nothing changed, i looked our tenants up and found out we have a wanted fugitive in the house which should have been found with a proper background check. It took them forever to follow up on this (two months) and to start the eviction process. Because it took so long the tenants lived in our house rent free. We recieved notice from a neighbor that our house is trashed and in our yard are 3 dogs, they left the dogs behind, dogs we werent aware off. After the house was cleaned up, we got word that the smell did not leave with the trash, we had a dead dog in the crawlspace... a few month later june the 1st 2012 we had to give our house to a bank who had a renter in no time... Chappell went to court, we ended up with a garnishment, we havent seen money since december 2012. to say it short, my husband is an Army veteran and lost the house due to Mr Chappell and has now to fight to get the money back he cost us, we had tenants living in there 6 month for free due to his mistake to not run a proper background check, We were able to find out our tenants had done the same with the last two rental houses they moved into so why couldn't this so called property management company.
