Apparently they had some issues back in 2008, but since I moved in Summer of 2012 this place has been great. The original office staff and current staff have all been helpful and friendly. They can get busy in the afternoons answering phones and doing tours, so I wish they had a second person on duty, however it is a small complex right now and you usually don't have to wait more than 10-15 mins for someone to return. I assume when the approx. 100 new units are finished they may increase the staff. Maintenance has always been very friendly, helpful, respectful, and seem to enjoy helping residents from everything like bringing a ladder to change high light bulbs, wiring light switches (with help of a contractor), fixing disposals, and unclogging sinks. The complex has put in a lot of money to improve landscaping lately and it looks really good. One complaint is for a few pet stations with bags since some owners don't pick up after their animals, and this might help. A second recycle bin near the mailboxes for junk mail would keep the walkway cleaner. Lastly the complex doesn't have package mailboxes like some complexes so you can only get packages when the office is open. The pool has been recently re-sealed and is usually clean and not crowded. The rooftop patios are awesome even if they do close early at nights for noise levels affecting the nearby units. Many nights I come in at 2-3am and last year only 1-2 spots in the whole complex would be open and residents would sometimes have to park in handicap and loading spaces. This hasn't been a problem lately and is likely due to less visitor passes being issued. At one point management said tow trucks patrol the lot at least 2-3 times a night however I have only seen one a handful of times. Visitors without a temp pass MUST park on the public side streets which is a big pain since that side of the complex does not have a call box (it really needs one). Hopefully the expansion will including some parking upgrades for the increase in visitors competing over the street parking. I have experienced a 2br and 1 br mill unit (the two older brick buildings on site) and the decor is great, noise levels are very low, and residents are generally respectful, friendly, and private. After 9 months, I transferred to a 1br unit on a new 12 month lease and the fee was reasonable ($200 in March '13) to switch over my lease instead of the 1.5x monthly rent that some complexes charge. The area north of the complex is a poorer area, but you wouldn't know it other than the occasional homeless/low income person walking past the complex during the day on the public streets which are separated by a fence from the complex. I have heard of only 3 minor incidents occurring in my year here bring, 2 car break-ins on the side street, and 1 purse theft (unsure if out of a car or off a person). The complex quickly sent out alert emails and held one Q&A session with a CMPD officer at the complex for residents. Multiple law enforcement personnel live in the complex and cameras with night capability are installed on exteriors. Prices, floorplans, and availability are all accessible on the compex website. A handful of garages are available for any resident to rent if unoccupied.
I have lived here for the past 10 months and have not experienced many problems. I would not say that this is the best place I've ever lived but it is also not the worst. There have been almost no bugs, I have seen ONE since we moved in and the maintenance people come and do pest control regularly. The worst I've seen in terms of crime is a small amount of drug use and once someone tried to sell me food stamps. Otherwise the neighbors are generally friendly but mind their own business. There are a lot of children in the complex which doesn't bother me any but if you hate kids then this place is not for you. The apartments are also on the small side but when you are renting in Charlotte for under $500 it's hard to complain about the 600 square footage. If you need something small and are starting out this is a great place to live. 15 minutes and easy bus access to CPCC central campus, and about a 30 minute drive to UNCC. I only have three complaints. It seems like there is a new face in the office every week. The lady that helped us sign our lease was really nice but she was gone about a month later. Since then I have seen a billion new faces and they have ranged from incredibly polite to downright rude. That's not really much of a complaint though. It is easy to get used to so many new people. I suppose you might not like it if you want to get to know your office staff. Another complaint is the parking. The parking isn't terrible but it's not great either. Parking spaces are not reserved so it is first come, first serve. One tenant nearby me had a small trailer that was parked very close to my apartment. There was one parking space right in front of my door and occasionally I would come home to find someone parked there. It was always really weird to me for people to park their cars right in front of my front door. The other complaint is the only thing that really bothers me about this place. The neighbors, though generally nice, do not seem to understand the concept of volume control. Nearly every day we could hear spanish music coming into our house from the upstairs neighbors, although usually the spanish music was not vibrating loud. However the neighbors across the street and many cars that drive by will play their baselines so loud we can feel our house vibrating. It can be easy to get used to, but still somewhat annoying. I have also never had a problem with noisy neighbors waking me at night. Typically the too-loud music happens during the day time or in early evening. When the music does happen it usually happens for a long time so you kinda have to plan any reading or studying around it, or learn to read/study through the noise like I did. There is also noise that happens from the kids but it is usually not too loud. The only time the kids ever really bothered me was when I found them playing on our patio (we had a first floor apartment). In all I would recommend this place so long as you are willing to deal with kids, annoying parking, and a little bit of noise.
I moved into Camden Cotton Mills on 6/04/11 from out of town. I came to Charlotte for one day to check out apartments and when I walked into the leasing office I was cheerfully greeted by the manager and he showed me an awesome floor plan. By the time I left I knew I wanted to live here. I worked out all the other details; application, lease, etc. online and by phone so the day I moved in it was as simple as getting my keys and unpacking. Everyone in the leasing office was so helpful! They even emailed pictures of the apartment I would be moving into since I had not seen it yet. I can honestly say that every single employee I have come in contact with has been so friendly and helpful. So not having seen my apartment in person before moving in did make me a little nervous but I couldn’t have been more excited when I walked in the first time. The high ceiling and exposed ductwork was the cherry on top of the great layout and pristine condition the apartment was in. I was so surprised after being here for a few days that it is SO quiet. I never hear anything from any other apartments. The rooftop pool is amazing and there are also two huge grills for everyone to use. I haven’t used the grills yet but I have opened the lid twice to take a look and both times they looked brand new so they are kept really clean all the time. The day before I moved in there was a White Party that I missed but they had a 4th of July pool party that I made it to and was so glad I went. This is truly the perfect place to live if you like to work hard but also have a great time on the weekends. I work from home and it is quiet 24/7 when I am on the phone with a customer day or night. On the other hand there are plenty of festivities if you would like to attend. I order online and was impressed with the fact that they will bring my packages to my door and if I am not home I know that they will be waiting for me right inside my door. I moved here from a small town not knowing anyone but feel very safe here. I know that no one can get in without proper authorization. I forgot to mention that they even helped me get my internet set up before I even moved in so I was ready to work when I got here. I could go on and on… valet waste pick up is awesome! If you are looking for a place to live in uptown Charlotte this is truly the BEST!! The location is fabulous too! You can walk anywhere!!
