I really wish our Shade Bar Patio renovation / Pergola Installation could have worked out better. Research indicated Rosan was a solid contractor. Bob seemed like a great guy and was willing to help look at creative ways to get our costs down.



The 1st day Rosan performed work they left our backyard a mess, getting paint and trash everywhere. Then the mess they made after they tore up out backyard digging holes.



Construction waste from the footing excavation was spread through our yard, in our planters, and on the landscaped HOA owned hillside behind our yard. This included cement pieces, broken bricks, dirt, mud, etc. A complete disregard for our personal property.



Then the improperly installed sprinkler line that flooded the yard. Then the delay after delay due to lack of man power, and material ordering delays.



Finally the real fun began. The backbone of the structure went up. Cuts were made looked like they were eye balled using a sawzall, and wood used was all twisted. Bobs response was that nothing was perfect, and that wood comes from trees, and it warps. This looked like he picked the reject boards for our home.... Numerous members needed to be replaced, Bob finally agreed to address a handful. Even the 2nd attempt of installation was still sub bar. The new members still weren't square and needed copious amounts of caulking to fill the joint. Finally the structure was "permanently" secured making everything plumb. This included a vertical beam that is warped with about a 30 degree torsional twist a from bottom to top, leaving a 1.5" gap where it intersects the horizontal beam. Compounding everything, this progress had taken weeks and weeks to get to.



Then came the shade bar installation and "brick work". Bobs team installed 2.5" shade bars at an average distance of 3.57" apart, creating way less shade than desired. Also, sub par nails were used that caused about 20 shade bars to LIFT withing 3 weeks of completion. Not only were they not uniformly spaced, but not parallel with one another and the house.



Bobs team used gravel ridden cement to reinstall the bricks he dug up for the footings. This looks terrible compared to the groomed grout in the rest of the existing patio. Not to mention the 5 bricks that were not secured using any cement or mortar at all. In addition, he built the footing so that it does not sit below grass level, so now we have 3 behemoth cement blocks in the middle of our backyard.



Bob also seemed incredibly disconnected from the job site. The team here was under no supervision, and Bob appeared to be out of touch from the progress. Numerous occasions he would request payment for progress, only to be informed that what he had believed was completed was not.



Bob continued to defend the work he did saying nothing is going to be perfect, and that you just have to deal with warped wood. We asked Bob to cease all activities at the house as we seek an alternate contractor to fix and finish what he started.



Its really too bad because of the 6 reviews we read about Bobs team, only 1 was bad. In fact, the other 5 were really great. That bad review sounded exactly like what we went through- delays, corners cut, poor workmanship, etc.

Rosan Construction replaced my old sliding door with a new one. Their bid was the lowest and they did good work; just the way I wanted it done. They suggested a slider that wasn't the most expensive, which I appreciated, but one that had good quality. I would use Rosan again for other work around my house.
