I would like to take this opportunity to express my satisfaction with Heritage Property Management. Since October of last year I have lived on beautiful little Lake Venesia just off of March Lane in Stockton. The condominiums around this little lake were built in 1984 and are as cute as bug’s ears. They are all due for a little TLC which Debbie Hamer and her staff at Heritage Property Management are attending to systematically. I love this little place. They just don’t build ’m like this any more folks. So far I have found Debbie and everyone at HPM just great to work with they have attended to repairs in a timely manner, with courtesy and professionalism. Living with a lake in your immediate back yard is awesome and I am spoiled for life. However when you live with such a great view it means you have no fences between properties to spoil that view it also means that certain accommodations and considerations need to be made with regard to your neighbors. People back east have been doing this for years (non fenced back yards). We all share this wonderful view with no boundaries but it requires a little extra effort not to infringe upon your neighbors privacy. The area bordering the lake and behind the condominiums is not public property and as a such it is not the appropriate place to pitch a tent or set up a bounce house castle (15’X15’X19’) squeezed between two trees and breaking their branches, there just isn’t the room for it. It is amazing to me that anyone would need to be told this.
I am one of those unfortunate owners who purchased a condo in the height of the real estate boom. Now with the way the economy is, I will be here for a while. When I purchased my unit, my building was being managed by another management company that did not care about us as owners, they couldn't account for funds and come to find out, there was an extremely high delinquency rate. Once Heritage Property Management stepped in and started managing, that all changed. The manager was able to change the morale of all of us who were feeling ""stuck"" because of the economy. Through a series of steps the Property Manager turned the Homeowners Association around by really starting to collect on past due fees. In a matter of two and a half years, the Association went from having no money to having over $100k in a reserve account to plan for the future. All while reducing the number of delinquent owners to less than 5% from 80% where it was in the beginning. Every person that I have spoken with at Heritage has been professional and courteous. Any type of question I ask them, they quickly have an answer and a resolution, if needed. I find comfort in knowing that if there is a problem, all I have to do is call and I am going to get someone on the phone and the problem will be handled. Based on my experience with them, I would highly recommend Heritage to anyone that asks. I'd recommend Heritage Property to any homeowner.
Sandy Decker filled in for Sharon Silver as our Portfolio Manager while Sharon had her back operation and recovered. I, and the entire board of Dunwoody Chace, want you to know how much we appreciated having Sandy step in and do a very good job for us. Sandy is very capable and a quick learner, taking over her new duties so we did not miss a beat, pitching right in so we had only to familiarize her with all our quirks and expectations. She demonstrated strong follow-up, interest in and caring for our community, and contributed to our board meetings with sound advice and ideas. She was pleasant and easy to work with – she establishes and maintains relationships quickly -- always with a smile on her face and in her voice, keeping an even keel at all times. She even walked the community in August with board members, recording follow-ups and taking care of them. So, thanks for assigning Sandy to help us as well as Sharon. I know she and Sharon talked frequently to assure we were taken care of properly and in a timely manner. Having Sharon as our Manager and then experiencing Sandy filling in confirm the wisdom of our decision to contract with Heritage for your services.
